Are For Sale signs permitted?
One standard ‘for sale’ sign is permitted to be displayed on the inside of one window of each unit, provided that the sign does not exceed 24x30 inches and is not illuminated in any way.
Are realtor lock boxes permitted?
Lock boxes are not permitted. Lock boxes installed anywhere on the property, without authorization, will be removed immediately (without notification) and brought to the management office.
Are there any pet restrictions?
DOG ETIQUETTE:
Dogs must be kept on a leash both outdoors (as required by city bylaw) and inside the building’s common areas. Please walk your dog off the property to do its business and be sure to “stoop and scoop.” Also check behind you when walking through the building in case of accidents. Pets are NOT permitted to be left alone on the balconies. Pee pads/litter boxes are not permitted on your balcony, including the ground floor. Allowing your pet to urine or defecate on your balcony is strictly prohibited. Be sure to always keep your balcony neat and tidy.
Owners, landlords and residents are to be aware of the Declaration, Bylaws and Rules and follow them accordingly.
As noted in the Declaration, Section 8.02: PERMITTED PETS
The only pets that can be kept within a unit are:
- Two dogs (the weight of which may not exceed 18.144kg.) or two cats or one such small dog and one cat; and/or
- A reasonable number of small birds i.e. parakeets, budgies, canaries, parrots, and birds of that sort; and/or
- Small fish in an aquarium.
Section 8:05 PROHIBITION OF CERTAIN BREEDS OF DOGS
Without limiting the generality of the foregoing, because the presence of certain breeds of dogs or aggressive dogs or dogs which give the impression of being aggressive, may give concern to other unit occupants, there shall be no dog allowed on this condominium plan, however missed of the following breeds or types: Put Bull; Rottweiler, Doberman; Akita; or any sort of guard dog or dog originally bred for fighting or such other breed as the Board, appears to be aggressive or threatening or to be acting aggressively or in any sort of a threatening manner is allowed on the condominium plan..
Are there any occupancy restrictions?
No. Please refer to the City of Guelph student rental by-laws.
Are there any leasing restrictions?
Leases must be for a minimum of one (1) year.
The owner must provide the Corporation with a copy of the Lease Agreement for all tenants residing in the unit.
What are the parking rules for residents?
Snow Dumps Zones – December 1 to April 1
Please be advised that the snow dump zones will be in effect as of midnight on December 1, as per parking lot signage. Any vehicles parked in the snow dump zones on December 1, up to and including April 1, will be ticketed and/or towed from the parking lot at the owner’s expense.
Have A ‘Red’ Parking Pass for Your Designated Parking Spot
Each unit received one designated parking spot upon purchase. All residents and their vehicles must be registered with the corporation. The unit residents must park their vehicle in their designated parking spot as per the declaration. All vehicles parked in the surface spots #1 to #87, underground 1280 parking spots #1 to #39 and 1284 parking spots #1 to #82 must always have a red designated parking pass visible. If not, the vehicle will be ticketed and/or towed at the owner’s expense.
If a vehicle is illegally parked in your designated parking spot: please call Bylaw 519-824-1212 immediately and have them ticketed and towed at the owner’s expense.
Vehicles parked in a designated parking spot without a red parking pass and/or illegally parked on WSCC248 private property i.e. roadways, sidewalks, designated snow dump zones, on curbs and fire routes, will be ticketed and/or towed at the owner’s expense. Review the parking rules in the declaration for specific information.
The corporation does NOT have any rental parking spots.
What are the parking rules for visitors?
Visitor Parking (marked with ‘V’)
Only bonafide guests of a resident may park in visitor parking. Residents are not permitted to park their vehicle in visitor parking at any time.
40 unmarked parking spots by the retaining wall, first come, first serve for visitors and resident overflow.
Are there restrictions regarding changes to the common elements?
All changes to the common elements must be approved by the Board of Directors prior any work commencing.
Is there sub-metering of utilities?
Hydro is sub-metered by Provident. Water is included and paid for by the Corporation
Please encourage tenants/residents to be conscious of water consumption.
Are there any unusual maintenance items?
All interior unit repairs, maintenance and replacements are an owner’s responsibility i.e. smoke detectors, AC/HVAC cleaning and filter replacements, plumbing etc.
Owners and residents are to be aware of the Declaration, Bylaws, Rules & Policies and follow them accordingly and maintain community continuity.
Are there any bulk utilities included in the common expenses?
No.
Is there private waste pickup?
Partial. Garbage chutes are accessed on each floor for daily household garbage only.

Are there any smoking or cannabis restrictions?
Smoking is not permitted anywhere within the building or in any enclosed common areas. It is permitted in the unit and upon exclusive use portions of the common elements but if it is becoming a nuisance to another unit occupant, the Board will take steps to address the issue. Cannabis smoking is prohibited in any common areas of the condo.
